All rental prices include energy costs and bed sheets. Cleaning and tourist tax are excluded and towels and kitchen towels are not provided. The rent does not include electricity used by the sauna. (The sauna has a coin machine (2 Euro coins), the price is € 2, – for two hours).

Rental Period
All rental prices are in Euro and per week. The week begins on Saturday at 15.00 hour and ends at the following week on Saturday at 09.00 hour. The accommodation can not be claimed outside these hours.
 
Confirmation and payment
The booking application will be controlled by us in our booking system. If this application has been approved it will be confirmed in writing. Not later than 14 days after the confirmation date, a deposit of 50% of the amount stated in the confirmation has to be debited to our bank account. The remaining payment has to be debited to our bank account not later than 8 week before the rental period. At a booking within 8 weeks before the rental period, the full payment has to be done within 8 days after confirmation, but before the rental period starts.  If you do not follow this agreement, you cannot derive any right from this and you therefore risk that your holiday accommodation will be no longer available.

Cancellation
If a rental agreement is canceled, the booker has to pay the following cancellation charges:
A. at cancellation up to 8 weeks before the rental period, 50% of the confirmed agreement.
B. at cancellation within 8 week before the rental period, 100% of the confirmed agreement.
C. at cancellation during the rental period, 100% of the confirmed agreement.

Receiving and returning the key
Our caretaker will open the door for you and show you around. Before you leave the caretaker will pick up the key with you and checks the house.

Returning the house
On the day of your departure, the house needs to be cleared and you need to leave it undamaged, clean and broom clean. The kitchen with inventory needs to be left tidy and clean. Pay extra attention to pans, eating utensils, oven and microwave. Leave the refrigerator empty. Take off the bed sheets and leave them in the hall. For clarity: contaminants that exceed the normal end of rental cleaning are not according the agreement and will therefore be charged for. All costs that arise by not returning the house in time will be charged for. Goods which are found after your departure will be stored for you for a reasonable period of time, but we take no responsibility for this. Forwarding of these goods can be arranged only at your expenses.

Waste separation
In Austria waste needs to be separated. Not separated waste has to be paid for. The different waste bins are available in the kitchen and in the skistrorage. Misuse will be charged for and deducted from the deposit.

Ski storage
At the right side of the house you will find a ski and snowboard storage. This is where you can place your skis and snowboard and your ski- and snowboard shoes. It is forbidden to enter the house with your ski- and snowboard shoes!

Parking
Only private, not on the road or at the neighbors.

Fire place. You can use the fire place in the living room. Please do not use the wood from the little house in front of the house. This wood belongs to the neighbours. Abuse of this will be deducted from the deposit! 

What to do in case of fire:
Call 112;
There is a fire extinguisher in the hall and on the first floor;
Warn your house mates;
Please close doors and windows.

Damage
Immediately report possible imperfections upon arrival, and inform the caretaker within 24 hours, to avoid you being held responsible at the end of your stay. Report possible damages occurred during your stay and before you leave, to allow the caretaker to prepare the house for the next guests. You are insured against damage conform to the conditions stated in your insurance policy.

Deposit
After the rental period possible damages or other imperfections will be deducted from the deposit. Once we have found that the rented house is left complete, undamaged and clean, the deposit will be transferred to your bank account or the account from which the deposit has been paid.

Renal to third parties is prohibited. The maximum number of persons is 12.

Accommodation for children
Baby bed and baby chair are present in the house. Blanket and bed linen cot bring your own.

Moving of furniture
Please do not move the furniture. This might cause unnecessary damage and wear to the furniture and floors. The caretaker can charge you extra if furniture must be moved back in place. Do not open rooms or cabinets which are under lock and key and there­fore intended for private use.

Pets are not allowed. Smoking in the house is prohibited.

Liability of the landlord:
The landlord cannot be held responsible for theft, accidents or damage raised during the stay in the house, except when this is the result of a serious shortcoming that he can be held responsible for.

The landlord has the right to check and inspect the house during the rental period.
